It’s the million dollar question – which are the next Central Coast suburbs to boom? If we had a definitive answer to that we would be rich! But what we can do is look at which suburbs have had their big boom and which ones have not quite reached their potential.

From October 2020 to now, the Central Coast has experienced one of its largest growth periods on record with an increase in the median house price of just over 32%. Some suburbs of the Central Coast have experienced price increases above and beyond this number. Take for example Copacabana with a price increase of 67%, Blue Bay at 68% and Killcare Heights at 85%. So why have these suburbs boomed so exponentially, and what do they all have in common? They all offer the quintessential Central Coast lifestyle that is so attractive to sea changers – a relaxed community feel with great beaches, and prior to 2020 you could still find a bargain.

A good way to gauge which suburbs may boom next is to look to the overflow areas surrounding the suburbs which have recently boomed. We like to call these wave riders. Empire Bay is a 5 minute drive down the hill from Killcare Heights and has only seen an increase of 6%. Kincumber has fast and easy access to Copacabana as well as other blue-chip suburbs such as Avoca and Terrigal and has only seen an increase of 37% which while being just above the average is still a long way from its neighbouring boomers. Long Jetty is right next to Blue Bay and has had an increase of 33%. This is a great starting point and there are many other examples and other metrics we like to look at such as trends in days on market, stock levels, clearance rates and vacancy rates.
