Our journey with Kirsty from Brysons Buyers Agents started in January 2025 when we were looking for an investment property in and around the Lake Haven area. We had been travelling up the coast each weekend for many months and spending countless hours researching, viewing and then missing out on potential properties. A real estate agent, whom we had seen many times, saw that we were exasperated and tired, and suggested Kirsty, knowing that she would smooth the process of buying.
It was worth it.
Kirsty met us over Teams to gather the brief and was in regular contact before and after nailing the brief and securing the property.
Kirsty has her finger on the pulse of the market. As a local, she has an in-depth knowledge of the market and knows all the relevant players. She was on hand to advise on trips and traps, such as flood zoning, sewer pipe and other easements; advice on who to speak to so as to confirm assumptions and gain answers on technical questions. We wanted to build a granny flat or purchase a property with an existing one and found that a lot granny flats are not approved. Kirsty worked her magic with all the relevant experts to give us the confidence that we would be able to develop what we had in mind.
New properties mostly come onto the market during the working week and so it was invaluable to have someone available to jump into a place at short notice, to create a walk through video and take notes of the pros and cons, testing that doors close and things work so we can gauge whether there are drainage issues or any other cause for concern.
That benefit frees you up to make better decisions, without the stress of fighting the clock or trying to finding the right person to provide advice on points of concern.
Post Settlement, Kirsty assisted with finding Tradies to proceed with repairs and a granny flat build. She stayed in touch and advised on the plans, offering her opinion on what tenants are after and how best to meet the market.
And, then there was a small windfall.
We decided to take another step and contacted Kirsty once again to weave her magic and find another investment property. Again, we met over Teams to discuss the brief and again, Kirsty dove deep into the current market conditions and what was out there.
Kirsty approached the task with professionalism and a touch of pragmatism - providing details of opportunities that met the brief as well as those just outside of it to test the limits and see opportunities in a different light. This gave us extra valuable time to weigh up the pros and cons of various properties, balancing location and amenities, age, quality, risk and price amongst the factors that distinguish between potential success and failure.
The second journey took about five weeks. Kirsty was present for the building inspection, passing on valuable details from tenants and other experts, and was a font of knowledge on who to contact and what to do, and handling it all with a positive confidence and good cheer. She certainly smoothed the process, calmed our nerves and got it done.
We were happy with both purchase prices, especially given the negotiating expertise that Kirsty brought to bear on our behalf in such a fast moving market.
