More people are leaving Sydney for regional areas and for a lot of families, the decision comes down to the same realisation, the life they wanted and the life they could afford in the city had started moving in opposite directions.

It is a story our own buyer’s agent Andy knows firsthand, because he lived through it before he started helping his clients through it.

 

Andy’s own move to the Coast 

Before Andy became one of our buyer’s agents, he and his wife were renting in Sydney’s eastern suburbs, trying to make room for a growing family in a market that kept pricing them further out of what they needed. A three bedroom house with a backyard felt increasingly out of reach in Sydney, even as their family grew. After spending time working on the Central Coast and watching friends make the same move, Andy and his family relocated to North Gosford, settling into a standalone three bedroom home with room for the kids to play, for a fraction of what a comparable property would have cost in the city. 

Andy’s story featured recently in a Yahoo News piece on families leaving expensive capital cities to afford the kind of home and lifestyle they actually want. Looking back on the move, Andy has called it “one of the best decisions that we’ve made.” The commute into Sydney is longer than it used to be, but living a short walk from a train station has kept it manageable, and the trade-off has been more space, more time, and a home that is genuinely theirs. 

 

Why the Central Coast keeps coming up 

Andy’s reasons for relocating were the same ones we hear from our clients. A backyard the kids can run around in. A coastal lifestyle without a capital city price tag. More house for the money without giving up proximity to Sydney entirely. 

The Central Coast offers all of that, but it’s also a big, varied region. What suits a young family in North Gosford who still needs a fast commute back to Sydney might be completely wrong for a couple chasing a quieter lifestyle or a family wanting a busy beachside lifestyle. Knowing the difference between the suburbs, streets and even specific pockets within a suburb is where local knowledge will make all the difference, especially if you’re relocating from out of the region and don’t yet have a feel for the area.

Buying a home from a distance, or in an area you don’t know well, adds a layer of complexity that goes well beyond finding a place you like online. Travelling back and forth from Sydney every Saturday to attend open homes and trying to organise mid-week inspections, all whilst juggling work, school runs, weekend kids sport and the daily demands of family life can be exhausting. And understanding which suburbs are a good fit for your lifestyle and budget, what a fair price looks like street by street and what to look out for during due diligence add an extra layer of difficulty to a purchase when you can’t just jump in the car and drive past a property for a second or third time before making a decision. 

Having gone through the move himself, Andy understands both sides of it, the practical process of relocating and the emotional weight of leaving a city behind to build a different kind of life.
